Making 197 hotel rooms and shared spaces feel warm and welcoming with striplighting

Lyf Bondi Junction isn’t your average hotel. Developer Iglu and The Ascott Limited set out to build something different. They created a 197-room co-living space built around community, comfort and freedom.

Opening in April 2025, Lyf sits across 10 levels in Sydney’s eastern suburbs. The building needed a complete lighting solution. That meant everything from the open dining on the ground floor through to the gym on level 10. Every single space needed to feel considered.

The vision was clear. The team at Maxton Fox had created interiors built around warmth and connection. Guests spend time in communal areas, unwind in their rooms and share meals together. Facilities like collab rooms, laundry and gym all had the same attention to lighting. The illumination needed to carry warm comfort throughout the entire building. Cold, flat or generic lighting wouldn’t suit the vision.

The electrical contractors needed a Sydney-based, full-scope lighting supplier. They needed a partner to provide the technical expertise for this large project. Industralight’s manufacturing capabilities meant we could provide fixtures to specifications. And deliver everything in stages to keep the build on schedule.

A collaborative approach to striplighting across ten levels and 197 rooms

Our team got started by reviewing the plans and the take-off schedule in full. After a couple of rounds of discussions, we focused on delivering striplighting. Instead of a one-size-fits-all solution, we provided cut-to-length products for easy installation. The contractor could make confident decisions from our data sheets and specifications. And the plans outlined the sizing required.

On approval, we moved into production. Some fixtures required custom configurations from either manufacturing or assembly. As a lighting supplier, we design and develop bespoke products or alter existing ones. Our Australian production team excel in assembly, quality standards and managing orders. And they can accommodate specific requirements for challenging projects.

Each delivery was different. In-stock products arrived at the site first. Others, such as mounting profiles, hardware, and accessory kits, were sent at different stages. And the finished striplighting was assembled for a professional and hassle-free installation. Most of the product was delivered in May and June, with the final delivery in August. Our reliable and timely shipping sets us above other lighting suppliers.

Bedroom suites incorporated lighting into the built-in furniture. Benches and bedframes set striplighting into recessed edges and sit flush with surfaces. Vanities and wardrobes also had recessed striplighting throughout. And contractors installed a customised linear fixture into the gym ceiling.

In communal areas, we customised profiles to spec across:

  • The entry and cafe banquette
  • High tables built into planters
  • The reception desk and seating
  • Corridors connecting the hotel rooms
  • Outdoor servery

Striplighting is ideal to create layered ambient illumination. And this hybrid hotel uses it throughout to evoke a comfortable, warm and inviting space.

Warm, layered striplighting that makes every space feel like it belongs

The end result is exactly what the brief called for. Every space in Lyf Bondi Junction feels warm, comfortable and cohesive. From the communal dining right through to the studio apartments, guests feel at home.

In gathering areas, ambient lighting encourages guests to stay, connect and relax. Banquette and planter luminaires add depth and texture to the space. The embedded illumination makes it feel designed and intentional rather than functional. And the reception desk has a welcoming glow, setting the tone the moment guests arrive.

In the apartments, the multiple layers of lighting provide control over the environment. Wardrobe, vanity and bedhead striplighting can set the mood for the morning or wind down at night. And the corridors connect the building without feeling institutional. Consistent, well-considered lighting keeps the experience cohesive. That ambience is central to the Lyf brand’s promise of making guests feel at home.
